Flat Roofs for Residential and Commercial Applications
Flat roofs, or “low-slope” roofs, are most often found on commercial buildings but can also be incorporated on residential homes based on design or size. Flat roofs in Southwest Florida should last 10 to 20 years.
Flat roofs are not literally flat. They must have at least a slight slope to drain. A low-slope roof has a slope of less than 3-in-12, or 14 degrees.
Steep-slope roofs rely on gravity to cause water to flow in one general direction so it can drain from the roof. A flat roof cannot rely on gravity, so it must have a weatherproof, impermeable membrane that stays watertight all the way to the drains or edge and resists pools of standing water.
In the past, flat roofs have used a built-up roof treatment, also known by the acronym BUR. These roof systems are commonly referred to as “tar and gravel” roofs. They are typically composed of alternating layers of roofing felt (tar paper) and asphalt-based roofing tar that create a waterproof seal.
Today, there are other solutions, including rubber rolled roofing, EPDM rubber, PVC, TPO, bitumen and modified bitumen roofing, which works well on residential and small-scale commercial flat roofs. Each have their distinct pros and cons and Dickson Roofing can help you choose an appropriate flat roofing material.
